Life in Bellevue, WA

        Yesterday I drove to Bellevue to preview the Real Estate for sale by downtown. It is a beautiful area to live in. The sense of nice community with gift shops, restaurants, and of course, the mall with the theater. All of this within walking distance from residential neighborhoods of West Bellevue, Medina, and Enatai. West Bellevue is a nice neighborhood that is in transition from old homes to really nice million plus homes. The Medina is even more upscale because many homes have views of Lake Washington. The least expensive home that I was able to find cost a million dollars, and prices just go up. If you don’t have the kind of money to buy a home, and still want to live by downtown Bellevue, there are new construction townhouses starting around $600,000 for 1500+ sf with attached garage. Bellevue was voted the best city in the State of Washington by CNN Money magazine. I believe it is in the top 100 cities in the United States. It offers plenty of entertainment, shopping, dining, bars and other things. Crime rate is way below national average, so it’s a good place to raise a family or just live a fun life. The shopping mall is incredible. It takes up a few city blocks and has very many stores, restaurants, and a big new theatre with leather seats and great sound. This is a very hip city. Many people drive fancy cars and wear expensive clothes. It is a very desirable city to live in. It is located close to the Cascade Mountains andski resorts. In the summer, you can go swimming, boating, or jet-skiing on the lake. Come to the Sea-Fair and watch hydroplane races. This is and awesome place. Come check it out. New Construction

         Today I was writing a Purchase and Sale agreement for one of my clients and it made me think that some of you might want to know a little more about the process and everything else that comes with purchasing a new home. My thoughts were triggered by many forms that I had to review before my clients signed them. Basically, the builder writes many addendum that protect him from loosing any money, but they do not protect buyers at all. In fact, the buyers pay earnest money to the builder and the builder uses the money to protect himself. What I mean, is the buyers have no way to influence the builder to make sure that the home is being built to the standards that everyone agreed to, but if buyers fail to do something, they are heavily penalized. The only way for buyers to protect themselves is to find a community previously built by this builder and go door-knocking to find out if this builder has done something that disappointed buyers in the process of purchase, or if they take good care of their buyers. Also, it very important to make sure that you buy with a professional real estate agent that knows what he or she is doing, and reads and explains every point and paragraph to their clients before having them sign anything. This will avoid a lot of headaches and frustration if buyers understand the pitfalls they can get into when purchasing a new construction home. Urban Living in the Puget Sound

I have just started my blog page about urban living and today I briefly wanted to write about life in Puget Sound. There is a shift in real estate construction towards building contemporary condos with shopping centers, gyms, theaters, bars, and restaurants. These are the most popular neighborhoods in the cities. They attract a lot of visitors and new residents. Because of popularity, the prices are high and they usually sell very quickly. Because more young people are going to buy these condos later, I think it is a good time to invest in them now. Higher demand will yield higher returns on money invested.
